Offering more but getting rejected

Tuesday, June 10.  Hi all!  I hope everyone is doing well.  I am doing well.  A full day of teaching today--8 hours in a row!  But that gave me a chance to be done by 5pm, which gave Paula and I a chance to go see a movie.  We saw the new Indiana Jones movie.  It was fun and pretty good, but not nearly as good as the originals from the 80's.  Overall, a pretty good day.

The new experience for the day was to have the highest offer out there for the student rental property, have financing lined up, and being rejected.  The seller chose to go with the offer that was $10,000 less!  Huh.  I guess that I don't understand everything about things if that happens.  I was told that there were "fewer contingencies" in the other offer.  If this means that the other buyer didn't need to verify income and expenses and rent rolls and get inspections done, then this was not the deal for us.  I can't quite believe that someone wouldn't want or need to get that information before buying, but I guess some go in with full trust.  Curious.

I'm a little disappointed, but overall ok about it all.  It was another good experience and means that there are going to be good deals out there, and probably even more deals at better prices as the economy flounders and real estate owners get nervous hanging onto their properties.  I feel very good and confident about things and will revisit the commercial property and a few other student rental properties as well.  Things are looking up and I will not be denied!  Great things are coming my way and coming soon.  Everything is coming together quite nicely.
